Robin Hill Meadows Chelmsford, MA

Scope of Work:

Hancock Associates provided surveying, civil engineering and landscape architecture services for this sixteen home family neighborhood located on four acres in south Chelmsford. The detached condominiums are on exclusive use lots averaging 10,000 square feet. Hancock is currently preparing condominium phase and unit plans in support of real estate closings.

This is the latest in many projects Hancock's has worked on for this developer.

Hancock's services consisted of survey, site design, landscape design, retaining wall design, environmental permitting all in addition to full support of the Chapter 40B permitting. The development is slated for completion in the spring of 2007.

Robbin's Landing Danvers, MA

Scope of Work:

Hancock Associates provided complete design, permitting and construction engineering services for a 50-unit residential condominium complex located in Danvers, MA. Hancock provided extensive survey services, including existing conditions survey, site layout and as-built certifications, wetland services, including wetland delineation, replication and permitting, and engineering services, including complete planning, site design and permitting of the project.

The property is adjacent to Crane Brook, which required extensive efforts to protect the resources. In addition to zoning regulations, the project required dealing with flood plain replication, riverfront issues, wetland resource area protection and replication, as well as designing a stormwater management system incorporating the use of a Vortechnics treatment unit, wetland water quality inlet structure, catchbasins, stormwater drainage networks and infiltration basins. Sewage is handled by a sewage pumping station equipped with an emerging generator.

Hancock coordinated with the project architect and municipal departments to prepare a set of plans that were filed with the Planning Board, for Permit Site Plan Review, the Engineering Department, for sewer connection and the Conservation Commission, for a Notice of Intent. The Plans were also filed with the applications to the Massachusetts Department of Environmental Protection for both the Notice of Intent and the Sewer Connection Permit. Hancock represented the project in front of all review boards and obtained all approvals.

Devens Common Devens, MA

Scope of Work:

Devens is a 4,400-acre master planned community in Central Massachusetts on the Nashua River that is the former site of Fort Devens Army Base.

Devens Commons is the planned downtown area for the Devens Community. The first phase of the project, which is along Jackson Road in the heart of the Devens, includes a new Marriott Spring Hill Suites Hotel and Conference Center, the Devens Grille Restaurant, a two story office building, a gas station, convenience store car wash, and 20,000 square feet of retail that includes a North Middlesex Bank branch, Pizza Forte and Dunkin Donuts. Future phases will include more retail and office space, and potentially a grocery store.

Hancock Associates played a major engineering and surveying role in this very large multi-use development. Hancock's surveyors prepared a perimeter survey plan and updated the existing conditions survey. Hancock's engineers prepared design plans and assisted in permitting the project through the Devens Enterprise Commission. Once permitted, they then developed construction documents. Hancock continues to provide construction layout and construction administration as the first phase approaches completion.

After having to work with a very complex topography and having to deal with the individual needs on various use buildings, Hancock feels that the Devens Commons project has been a great experience for both their surveying and engineering departments.
