Landscape Architecture Portfolio

Hancock offers comprehensive services for the landscape development process, providing our expertise from project conception and site selection to construction and post-construction evaluation. Our landscape architects are prepared to provide specific task oriented services, including renovation planting design and landscape restoration.

Industrial/Commercial Site Plans:

Aggregate Industries, Saugus, MA

Hancock Associates provided survey and site planning services for a large quarry owned by Aggregate Industries in Saugus, MA. Three conceptual Closure Plans were created by our landscape architects, addressing various possible scenarios of the site development after the quarry becomes inactive. Strict municipal regulations involving quarry closure were adhered to, while providing a design that served both Aggregate Industries and future potential users of the site. Hancock provided color renderings of the conceptual plans for presentation to town officials.

Gold's Gym, Danvers, MA

Hancock Associates was retained for full site design and engineering services for this redevelopment of an existing site in Danvers, MA. Attractive, functional site design and engineering were achieved while maintaining maximum efficiency of the site's usable space. Hancock completed planning and permitting for the project, including an NOI submission. Subsequent permitting and design plans prepared by Hancock included our landscape architects' services including layout, grading, planting, lighting and lighting photometric plans.

Medical Facilities:

UMass Memorial Health Alliance, Simonds-Sinon Regional Cancer Center Remembrance Garden Burbank Street Campus, Fitchburg MA

Hancock Landscape Architecture was retained to design and oversee construction of this outdoor courtyard while adhering to a very short time-table. Capturing a feeling of peacefulness, hope and serenity for both patients and garden visitors was the primary objective. Through the use of select plantings, decorative fencing, comfortable teakwood benches, and an ornate, majestic fountain as the centerpiece, our landscape architects have created an outdoor garden courtyard oasis. Patients and visitors alike can enjoy the seclusion of the more private areas of the courtyard, or else may choose to simply relax in the common areas or near the fountain.

In honor and remembrance of those who have been treated at the Center, engraved brick pavers bearing names of lost loved ones and donators speckle the courtyard floor. White flowering Dogwood trees, as well as several hollies and rhododendrons also bear plaques honoring past patients. Donors can also have benches engraved, as well as the fountain itself. Hancock Associates is both proud and honored to have been part of this special project, and hope that the Remembrance Garden will continue to serve the hospital and its patients and North Central Massachusetts for many years to come.

Emerson Hospital Satellite Parking, Concord, MA

The landscape architecture division of Hancock Associates assisted the Emerson Hospital development team with the evaluation and preliminary layout of an off-site satellite parking area to support the increased need for out-patient services parking on the hospital campus.

Cemeteries:

Woodlawn Cemetery, Everett, MA

Hancock Landscape Architecture is providing ongoing design services for a new large burial court located within this well-known, beautiful, quintessential New England cemetery in Everett, Massachusetts. Site planning is underway and several new mausoleums have been constructed, posing a challenge for designers in fitting the new additions within the existing old 'English cemetery' context. Design plans include road realignment, grading and storm drain design, pedestrian walks, outdoor private courtyard design, and extensive planting and landscape design. The new work will provide Woodlawn Cemetery with additional mausoleum space, ground plot spaces, and unique underground-vault burial spaces, all within close proximity and thus serving its customers with a wide array of burial needs and services.

Professional Office Parks:

185 Centre Street, Danvers, MA

Hancock Associates provided survey, engineering, planning, environmental and landscape architectural services for this new, 20,000 square-foot office building on 2 acres in Danvers, MA. Our Landscape Architecture Division assisted on this project with site design, planting and lighting design. Our state-of-the-art illustrative plans clearly communicated the benefits of the site plan to the permitting authorities and general public. This was a key contribution to the project approval.

Office Building at 235 Newbury Street, Danvers, MA

Hancock Associates provided land planning, design and permitting services to assist the land owner with the development of a new office building to replace an obsolete and less efficient structure. Site visibility has been enhanced and the capacity has been increased by creative use of new retaining walls and underground stormwater infiltration. Our landscape architects enhanced this maximum development design with appropriate plantings and site lighting.

Westborough Office Park, Westborough, MA

Hancock provided MEPA process close-out services, land planning advice and development capacity analysis services to assist the owners' efforts to add value to the office park and facilitate its sale. Our landscape architects coordinated and worked with project team archaeologists, architects and other development consultants to make recommendations that were implemented by the owner prior to the park's sale in 2002.

Retail Projects:

Krispy Kreme Retail Doughnut Shop, Saugus, MA

Hancock Associates was retained for the design, engineering, planning and permitting process for this 1.5 acre site in Saugus, MA. Our Landscape Architecture Division supported the Engineering Division with site layout, planting and lighting design. Vehicular circulation, a critical consideration of this project, was designed in a manner that accomplished the Client's goals of efficient customer service while environmental resources were also protected.

IRA Motors, Stoneham, MA

Hancock Associates was retained to provide comprehensive site design engineering and permitting services for a new automobile sales and service facility in Stoneham, MA. A solution that both successfully achieved Clients desire to maximize visibility on the adjacent interstate highway and protected sensitive environmental resources was developed by Hancock's project team of engineers, wetland scientists, surveyors and landscape architects.

Adventure World RV Center, Lancaster, MA

Hancock Associates has been retained to assist the Adventure World RV dealership with the design, permitting and construction of its new flagship facility on 75 acres, both visible and easily accessible from Route 2. Our landscape architects, engineers and wetland scientists are working with the architect and construction manager to develop a plan that will meet the requirements of both the town and our client.

Schools/Universities Projects:

St. John's Preparatory School, Danvers, MA

Performed full boundary survey and aerial photogrammetric mapping of 200 acre campus and holdings of prominent secondary school to facilitate campus master planning for new athletic complex, ice rink, library and ball fields as well as long range planning. Our landscape architects prepared an illustrative Master Plan of the facilities that will be used as a tool for future planning.

Residential:

Goodale Homestead, Hudson, MA

Hancock Landscape Architecture prepared a Site Development Study for the purpose of evaluating the development potential of this 25 acre historic homestead in Hudson, MA. The house is believed to be the oldest known structure in Hudson (built in 1702), and is listed on both the Massachusetts and National Registers of Historic Places. Potential development studies were prepared, preserving the site's historic nature and character was at the forefront of each alternative. Hancock's Survey and Engineering divisions were also involved in the project Services included a title insurance survey and subsurface exploration for potential septic capacities.

Wolff Residence, Harvard, MA

Hancock Associates has provided survey, engineering and landscape architectural services on this unique single-family residence redevelopment site. Our Landscape Architectural division has worked closely with the client throughout the site design process, balancing the clients needs and wishes with practical site design solutions. Our team, along with the project architect and the sitework contractor have collaborated in designing an appropriate setting for a beautiful new home. Existing site features and characteristics such as an apple orchard and multiple stone walls were integrated into the overall site design, resulting in a seamless relationship between new and old.

40B Multi Family Residential Development Study, Marblehead, MA

Hancock provided land development planning services to determine the maximum practical development capacity for a 40B multi-family development on the project site. Unique landscape character and arboretum-like plantings provided an opportunity to create a unique site design and living experience. An important design factor was the retention of the existing single family residence for the Owner.

Danvers Housing Authority, Danvers, MA

Hancock Landscape Architecture provided exhibit plan support to supplement our engineers' efforts to help the Danvers Housing Authority pursue approval of a new parking lot. Our landscape architects provided illustrative elevations and planting designs to demonstrate the effectiveness of proposed plantings as visual buffers to benefit the residential abutters.

Single Family Subdivision Planning, Danvers, MA

Hancock Associates was retained to provide several subdivision and lotting alternatives for this 1.5 acre site in Danvers, MA. The design was to maintain an existing estate and create additional parcels on a short cul-de-sac. The Client's preferred alternative was ultimately rendered as an exhibit plan for public meetings using our electronic color rendering techniques.

Multiple Family Residence Feasibility Study, Reading, MA

Hancock Associates prepared two residential housing development alternatives for this 5.5 acre site in Reading, MA. After an initial site analyses, both single family and a multi-family residential concept plans were created, providing the client with a good understanding of the property's capacity and feasibility for residential development.

Multiple Family Residence Site Plan, Hudson, MA

Hancock Associates provided survey, site design, engineering and permitting services for this multi-family residential expansion project. The aggressive program called for a new 3,500 square foot accessory building and 9 additional parking spaces to compliment the existing residence on the site. Site grading and stormwater runoff were studied carefully and integrated into an existing drainage plan for an ongoing MHD Rails-to-Trails development directly adjacent to the site.

Multiple Family Residence Feasibility Study, Wenham/Beverly, MA

Hancock Landscape Architecture provided feasibility studies to indicate development potential of a 26 acre site in Wenham/Beverly, MA. Though the studies were preliminary in nature, issues concerning property lines, wetlands, wastewater, potable water, zoning, access and traffic were all explored and addressed. As a result, several concepts were quickly created, including MA Chapter 40B type housing, townhouses, and single family residences.

Single Family Subdivision Planning, Georgetown, MA

Hancock Associates provided multiple conceptual lot layout plans to demonstrate the single-family housing development potential of this 38 acre site in Georgetown, MA. Considerable wetland areas on the site required short cul-de-sacs and non-traditional lot shapes in cluster development configurations to attain the site's maximum development potential, while leaving significant portions of the site for a public accessible soccer/multi-use recreational use.

Multi-use Developments:

Office/Hotel/Restaurant Feasibility Study, Danvers, MA

Hancock Associates was retained to provide feasibility analysis and land planning for the development of office buildings, a hotel and restaurants on a premium site with high visibility located between Routes 1 and I-95 in Danvers, MA. A creative solution was developed by our landscape architects with a centralized parking structure that took advantage of the significant grade change across the site. The result was a Master Plan that took advantage of its two frontages for site recognition and marketability for future tenants and/or site users.

Americans With Disabilities Act (ADA) Review:

ADA Review, Needham, MA

Hancock Landscape Architecture was retained to evaluate this retail site's compliance with American with Disabilities Act and the Massachusetts Architectural Access Board regulations. A number of deficiencies were identified and corrective measures are being taken to accommodate customers, prevent regulatory problems and to facilitate financing for property transactions.
