Land Survey Portfolio

The land surveying staff at Hancock provides a wide range of services from cadastral, topographic and ALTA/ACSM land title insurance surveys to construction layout and GPS. Roadway Projects

Route 114 / B&M Bridge / Wilson Square Reconstruction, Peabody, MA

Performed topographic survey of 2000 linear feet of Route 114 and adjacent railroad tracks to facilitate redesign of the existing intersection and widening of the existing railroad crossing bridge. Project included full bridge detail in plan profile and cross-section for roadway over B&M tracks.

South Street, Milford, MA

Performed topographic and utility survey of 1.5 miles of existing roadway for proposed subsurface distribution line. Project involved research and re-establishment of county right of way, research and field verifications of existing subsurface utilities and preparation of AutoCAD format base plans.

Route 114, Danvers, MA

Prepared existing conditions plan of approximately 10,000 linear feet of state roadway for roadway improvements, sewer extensions, traffic studies for proposed major retail development and proposed egress ramp off of Interstate 95. Project included re-establishment of existing state highway layout and baselines. Hancock performed records research of approximately 80 abutting commercial properties for possible acquisitions and/or easements for roadway purposes and performed cross-section, utility and detail survey for use by design engineer.

Canal Street Bikeway, Salem, MA

Prepared boundary and existing conditions survey for city acquisition of MBTA owned land abutting the Boston branch from the Salem tunnel paralleling Canal Street. Services include acquisition plans, legal descriptions and existing conditions plans.

Hall Street Reconstruction, Lowell, MA

Prepared existing conditions survey of Hall Street in the city's canal district to facilitate roadway redesign and reconstruction. Project is part of ongoing infrastructure improvements associated with the construction of the new University of Massachusetts - Lowell Arena.

Putnam Street, Danvers, MA

Prepared existing conditions plan for 3000 linear feet of roadway through residential neighborhood to facilitate design of sewer extension to neighborhood with failing septic systems. Survey encompassed full topographic detail including all abutting dwellings, utilities and right of way lines.

Garden Street, Danvers, MA

Prepared existing conditions plan for 2600 linear feet of roadway through a mixed-use neighborhood to facilitate the upgrade of the overburdened sewer system. Survey included full topographic detail including all abutting buildings, sewers, utilities and right of way lines.

Avalon Oaks, Wilmington, MA

Performed existing conditions survey for 6,000 linear feet of roadway in Wilmington for the design of a new sewer line for a proposed 22-acre residential development adjacent to Route 93. Work included construction layout for 10+ buildings, roadway, borings test pits, erosion control and bridge.

Aberjona River Bridge, Woburn, MA

Performed construction layout of this precast bridge spanning the Aberjona River. Services included layout and monitoring of pile driving; pile cap, precast and abutment wall layout.

Weston & Sampson, Princeton, MA

Performed existing conditions plan on 3.2 miles of county roadway.Project route included delineation and location of 4400 feet of edge of bordering vegetated wetlands.Project includes coordinating GPS for tying into Mass State Plane Co-ordinate System.Project is in metric units for compliance with the Massachusetts Highway Design Survey Manual.

Royal & Sun Alliance Insurance Company, Medford, MA

Performed an accident survey to prepare exhibits to be used at trial. The survey consisted of locating physical features of the highway and ramp entrance where an accident occurred. The field data was used to prepare plans that delineated the roadway, ramp and paint lines so the attorney could accurately demonstrate the approach and interaction of the vehicles in the courtroom.

Railroad Projects

MBTA / Beverly Junction to Rockport Line, Beverly to Rockport, MA

Performed existing conditions survey of 16 miles of horizontal and vertical alignment of MBTA commuter rail to be relayed. Provided construction control for contractor.

MBTA / Boxford Street, Lawrence MA

Performed boundary survey to reestablish railroad right of way relative to existing site features for an accident investigation by the MBTA. Work was performed for the legal division of the MBTA.

MBTA / Porter Square Plaza, Cambridge, MA

Prepared existing conditions plan for retail mall built over the MBTA Red Line. Extensive research and survey of utilities and property lines with relationship to the existing Red Line tunnel was required including demarcation of subsurface easements and MBTA fee taking parcels.

AMTRAK, Wilmington, MA

Performed extensive around-the-clock settlement monitoring of existing rails during pipe-jacking operations for a private developer. Project involved monitoring two separate sets of rails and preparing and transmitting immediate reports of elevations to various clients, MBTA and AMTRAK Safety Officials.

Boston and Maine Railroad, Peabody, MA

Performed existing conditions survey of railroad bridge and service track for reconstruction of overhead roadway. Survey involved track and road detail and cross-sections; full bridge detail including elevations of components; and reestablishment of rights-of-way lines and baselines.

Charles A. Gallagher Transportation Terminal Expansion, Lowell, MA

Provided construction layout and Anchor Bolt As-Built Services for this 5 story pre-cast parking garage by Northeast Concrete Products. The facility is an expansion of the existing parking garage to add 400 new parking spaces. This project presented it's own unique set of constraints. The majority of the expansion was located within the railroad right-of-way containing five active Amtrak/Guilford Rail Lines with the first level parking deck being 30 feet above rails.

Electric Transmission Projects

Massachusetts Electric Company, Beverly, MA

Performed topographic survey of buried cable location adjacent to MBTA rail. Services involved rail, utility and wetland mapping as well as CAD layout of proposed subsurface splice and switchgear.

New England Power Service Company, Medford, MA

Performed topographic survey of Valley Street adjacent to Interstate 93 off-ramp and overpass services included re-establishing the State Highway Baseline.

Massachusetts Electric Company, Manchester by the Sea, MA

Performed topographic survey of buried cable location adjacent to MBTA rail. Services involved rail, utility and wetland mapping for proposed easement.

National Grid USA Service Company, Gloucester, MA

Performed electric line survey. Services included mapping of underwater cable, establish cable elevations on M.L.L.W. datum G.P.S. survey to establish State Plane Coordinates, ownership determination of flats and preparation of As-Built Plan and D.E.P. License Plan.

Boston Edison Company, Medway to Framingham, MA

Performed 11.5-mile electric transmission line survey to facilitate removal and replacement of existing lattice tower structures. Survey included wetlands survey and cross section of existing topography for design of new 115 kV transmission line, determination of wire, roadway crossings, and structure and tree heights. Subsequently performed full as-built survey of new towers and wire elevations.

Boston Edison Company, Milford to Hopkinton, MA

Prepared existing conditions survey for 3-mile corridor for proposed electric distribution lines from transmission line drops at existing high-tension lines to transformer substation site. Survey included underground utility and culvert elevations. Subsequently performed as-built survey and prepared plans and profiles.

Boston Edison Company, Bellingham to Walpole, MA

Prepared plan and profile plans in digital format from existing Boston Edison file data to facilitate planning stages of complete transmission line rebuild.

New England Power Service Company, Gloucester, MA

Performed topographic and utility survey and prepared existing conditions plans of various new conduit routes for proposed subsurface distribution lines from existing local substation. Survey involved extensive underground mapping in a congested urban downtown area.

New England Power Service Company, Essex, MA

Performed topographic and utility survey and prepared existing conditions plans of ¾ mile of county road Route 133 through rural town's commercial area. Survey created base plans for relocation of aerial lines to underground conduit.

MassElectric/National Grid, Worcester, MA

Project Manager for existing conditions/route design for a proposed 53 Kilovolt underground line running for over a mile through an old section of downtown Worcester. Project included coordinating GPS for tying in aerial survey. Project also tied in with conventional survey for underground utility locations and placed the whole route on Mass State Plane Co-ordinate System.

Town of Danvers Electric Department, Danvers, MA

Performed a boundary retracement survey to extend an existing Utility Easement to accommodate the expansion of an electric substation. The project consisted of recovery of boundary control and locating existing electric components for electric design and the preparation of a recordable plan to alter the existing Utility Easement.

City of Peabody, Warren Street Extension, Peabody, MA

Performed an existing conditions survey for the City's Municipal Light Plant to design the expansion of an electric substation. The project provided the City a detailed survey of the substation, boundary retracement, location of poles and wire configurations leaving the substation for distribution to the community.

Industrial/Commercial Site Plans

The Residence Inn, Danvers, MA

Furnished permit plans and infrastructure construction drawings for 96-unit detached building/hotel. Approval process included coordination with Planning Board and Conservation Commission.

The Woman's Health and Medical Arts Building, Beverly, MA

Furnished construction site plans for a three-story medical office building on Beverly Hospital campus. Hancock engineers coordinated with hospital, architects and contractors during the design of a parking lots, access road and utility connection.

Dr. Albert Ghassemian Medical/Office Building, Methuen , MA

Design and preparation of site development plans for a 40,000 square foot medical/office building. Involved extensive hydrologic analysis and design of underground infiltration system. Coordination with architect, structural/mechanical engineer, and municipal and state agencies was involved, including the preparation of an Environmental Notification Form (ENF).

Ferrin Hall, Gordon College, Wenham, MA

Furnished construction drawings for a three-story residence hall. Hancock engineers designed site grading, utility connections and roof runoff infiltration systems.

Costco Wholesale Warehouse, Danvers, MA

Completed construction drawings for site improvements, drainage, sewer and water, paving and landscaping. Furnished permit drawings for 120,000 square foot retail building and a 700-stall parking lot. Hancock coordinated with traffic engineer and Massachusetts Highway Department to obtain curb cut permit and prepared drainage for construction of acceleration and deceleration lanes.

Danvers Properties One, Danvers, MA

Furnished permit and construction drawings for 52,000 square foot office space and 151 parking spaces. Stormwater design included 500 linear feet offsite drainage pipe and replacement of existing detention basin outlet structure. Stormwater analysis covered three conditions and six run-off scenarios using SCS TR-55 and reservoir routing software. Hydraulic analysis included hydraulic grade line computations for street drainage and culvert routing (Interstate 95) to satisfy Massachusetts Highway Department capacity criteria.

Performed existing conditions survey of restaurant facility at Cleveland Circle to facilitate design and construction of patio area.

10 St. James Place, Boston, MA

Performed as-built survey of concrete slurry walls for 35-story office building in Boston's Copley Square district.

Lenox Hotel, Boston, MA

Performed building façade survey for renovation of historic downtown hotel. Survey data was reworked to contractor to facilitate fabrication.

One Washington Place, Boston, MA

Performed construction layout and as-built survey lobby/atrium of 38-story downtown office building. Survey involved daily X, Y, Z positioning of intricate glass panel clips for 3 dimensional glass entry walls.

Megunko Hill, Ashland, MA

Preformed survey for 200-acre multi-use development. Survey included boundary, aerial topography, wetland location and subdivision of large tract to facilitate luxury apartment construction and related uses.

Overlook Hill, Revere and Malden, MA

Performed boundary, aerial topography, ALTA, wetland location and sewer route survey for 700-unit development luxury apartment at historic Rowe's Quarry.

Avalon Essex, Peabody, MA

Performed ALTA/ACSM land title survey for 11-acre parcel of land on Prospect Street. Work included construction layout services for 15+ residential buildings, parking and associated utilities.

Bardon Trimount, Saugus, MA

Performed a complete boundary survey for this 75-acre quarry.Ongoing services include bi-annual update of gravel removal plans to facilitate town permitting and stockpile quantity calculations.

Crossman Engineering, Haverhill, MA

Performed the update of an existing conditions survey of an automobile dealership.The site was planned for a change of use to a super pharmacy.The work entailed verifying the boundary monuments, encroachments, utilities and documenting physical changes to the site since the original survey.

Foundrymen Realty Trust, Wakefield, MA

Performed an existing conditions survey for an oil delivery company. The project required a boundary retracement, topographic and utility survey to facilitate the design of a combination office and garage building.

Prepared mortgage inspection plans for 42-site gas station project sites throughout Massachusetts.

Boulevard Motel at Centennial Park, Peabody, MA

Performed wetland delineation, boundary survey, subdivision and ALTA/ACSM land title survey for a 5-acre parcel of land adjacent to Route 95 on Jubilee Drive for construction of a 16,500 square foot hotel and 30,000 square foot office building.

175 Crossing Boulevard, Framingham, MA

Comprehensive construction layout services provided for this five story, 120,000 square foot professional office/biotech building. Services on this $15 million dollar project included foundation, anchor bolt, column line layout and as-built surveys.

Blackburn Industrial Park Expansion, Gloucester, MA

Performed a full property line and subdivision survey for a 78-acre parcel of land for expansion of existing Industrial Park off Blackburn Drive. Work included wetland flag location utilizing the global position system (G.P.S.) as well as construction layout of 3,000 linear feet of subdivision roadway.

Central Boston Elder Services, Boston, MA

Performed boundary and existing conditions survey for a 1.1-acre parcel to facilitate engineering drainage problems. Project involved extensive utility mapping in an urban environment.

A.O. Wilson Property, Cambridge, MA

Performed ALTA/ACSM land title survey for a multi-use property located in an office park zone spread over four blocks. Project entailed comprehensive utility and encroachment mapping of the property made difficult by its status as a former steel manufacturing plant now converted to office and manufacturing facilities. Property abuts land owned by the MBTA and contains various lease agreements.

Wellesley Office Park, Wellesley, MA

Performed existing conditions survey to facilitate parking lot flooding problems of a multi-building complex located along the Charles River.

Main Street, Woburn, MA

Provided ALTA/ACSM Land Title survey, existing conditions survey and environmental permitting services to facilitate the financing and design of this future office park.

Metro North Corporate Center, Woburn, MA

Currently providing comprehensive construction layout services with this 150-acre professional office park. Twelve buildings, seven pre-cast parking garages, bridge crossing the Aberjona River, and 2,500 linear feet of roadway are proposed or under construction. Services also include preparation of As-Built Plans and ALTA/ACSM Land Title Surveys.

Performed construction layout and as-built surveys for this urban retail facility. Services included pre-construction as-built survey of existing steel and bearing wall locations to facilitate the architect's design of a new addition.

Sumner Street Marketplace, Norwood, MA

Performed construction layout and as-built surveys for this 22-acre retail-shopping complex. Services included Home Depot and Stop & Shop building layout, site and state highway improvement layout.

Woburn Plaza, Woburn, MA

Performed intricate as-built survey of existing retail strip mall, locating horizontal and vertical locations of columns, beams and anchor bolts to facilitate steel fabrication and construction layout of new building facade.

Porter Square Plaza, Cambridge, MA

Prepared existing condition plan of retail mall built over the MBTA Red Line. Performed extensive construction layout for CVS store built over the subway tunnel. Also performed intricate as-built survey of horizontal and vertical locations of columns, beams and anchor bolts to facilitate steel fabrication and construction layout of new building facade.

Performed an existing conditions survey to facilitate the design of proposed CVS drugstore. Project is located on a busy major divided roadway involving extensive right-of-way and utility mapping.

Beverly Hospital, Beverly, MA

The survey portion of this project consisted of comprehensive boundary, topographic, existing conditions, wetland mapping, and as-built surveys, subdivision, lease, and associated work performed on a condominium complex also on this property. Hancock Engineering was responsible for site design permitting and construction of this three story Woman's Medical Arts Building. The engineering portion of this project facilitated hospital studies, expansions, renovations and improvements from 1990 to present.

Performed boundary and existing conditions survey; subdivision lease, condominium plans and as-built survey for medical professional condominium office building.

The Woman's Health and Medical Arts Building, Beverly, MA

Performed boundary and existing conditions survey, construction layout, as-built survey and lease plan preparation for medical specialty building.

Performed boundary, aerial photogrammetric, wetland and construction layout surveys for design, permitting and construction of a 700 unit elderly housing complex. Surveys included a sewer route survey through municipal land, MHD sign locations and easements, roadway as-builts and ALTA surveys.

Merrimack Health Group, Marblehead, MA

Performed Title Insurance Survey of a convalescent nursing home. The project required updating a prior existing conditions survey and supplying the examining attorney additional information to facilitate his preparation of a zoning opinion.

Schools/Universities Projects

Gordon College, Wenham, MA

Provided a comprehensive utility mapping of college campus for G.I.S. database and performed topographic surveys and site designs for various building additions and expansions of the campus.

Shrewsbury High School, Shrewsbury, MA

Provided site layout of the roads and athletics fields of this $54 million project. Responsibilities include scheduling and review of field and office calculations, review and comments on plans by others, coordination with site contractor, meetings with the architect, general contractor and site contractor, advise architect on suggested grading improvements to parking and athletic fields.

Center School, Wenham, MA

Responsible for the design of a subsurface sewage disposal system replacement for an elementary school.

City Of Cambridge, Cambridge, MA

Performed boundary and existing conditions surveys for the Morse Elementary School and the M.E. Fitzgerald School. Both projects emphasized comprehensive utility mapping in an urban environment.

Tower School, Marblehead, MA

Provided consulting services for Tower School during planning of parking lot expansion.

Town of Ashland, Ashland, MA

Prepared boundary, existing conditions and wetlands survey of the Ashland Middle School for building renovations and ball field reconstruction.

Performed construction layout of new sewer manholes to facilitate construction of new sewer services to existing dormitories. Also performed settlement monitoring of dormitory buildings during excavation process.

Harvard University, Boston, MA

Performed as-built survey and settlement monitoring of structural steel components of new Music Building during construction process.

Gordon College, Wenham, MA

Performed existing conditions surveys, construction layout, volume calculations and as-built surveys for the construction of a new dormitory, renovations to existing student center and conversion of former gymnasium.

Bates School, Salem, MA

Performed existing conditions survey for proposed expansion of kindergarten through 6th grade elementary school.

Everett Schools, Everett, MA

Performed comprehensive existing conditions surveys in a complex urban environment for site selection, design and construction of four new schools. Also performed construction layout for the first school to undergo construction.

Endicott College, Beverly, MA

Performed construction layout of a new athletic complex, including building interior walls and site improvements. This project involved extensive coordination between subcontractors in a congested work area with a rigid deadline for completion of the parking lots for the fall semester.

Medford Schools, Medford, MA

Performed extensive existing conditions survey of M.D.C.- owned land adjacent to Hormel Stadium, to facilitate design of two new middle schools adjacent to the Mystic River.The project involved mapping of the historical location of the River as well as preparation of plans to facilitate land transfers between the M.D.C. and the Town of Medford.

Landmark School, Beverly, MA

Prepared existing conditions plans and staked property lines of two parcels adjacent to the school campus to facilitate land acquisitions.

New England Baptist Bible College, Hyde Park and Milton, MA

Performed existing conditions survey of college campus located in two cities to facilitate site improvements, drainage repair and permit acquisitions from the Boston Water and Sewer Commission and other municipal agencies.

St. John's Preparatory School, Danvers, MA

Performed full boundary survey and aerial photogrammetric mapping of 200 acre campus and holdings of prominent secondary school to facilitate campus master planning for new athletic complex, ice rink, library and ball fields as well as long range planning.

Gordon College, Wenham, MA

Performed an existing conditions survey of 4 dormitory buildings that were scheduled for replacement. The project included field location of surface utility structures and coordination with the college maintenance department to map underground utilities that had been installed over a period of time with out good documentation.In addition to the data needed for design, the project supplied information to upgrade the College's GIS system.

ProCon, Incorporated, Wenham, MA

Performed construction layout of a 135-bed dormitory for Gordon College. The project entailed establishing the location of foundation walls, columns, and grid lines for construction and the contractor's site engineer.

Athletic Facilities

East Boston Memorial Stadium, Boston, MA

Performed an existing conditions survey of existing football stadium to facilitate conversion from grass to synthetic turf. Also provided construction layout of proposed track and football/soccer field and certified the 400-meter length of one track.

University of Massachusetts - Lowell Student Center, Lowell, MA

Performed an existing conditions survey of a portion of the North Campus for the construction of a new student center. Project involved extensive underground utility mapping and tie to the Massachusetts State Plane Coordinate System.

Landmark Schools, Beverly, MA

Designed multi-purpose soccer field and football field for Landmark School by raising two buildings and removing a large parking lot. Our design provided the proper drainage and included a balanced cut and fill calculation so as to minimize cost to the school. All of this and more were accomplished without infringing on our neighbor Endicott College.

Iron Rail Commission, Wenham, MA

Prepared boundary, existing conditions and wetlands survey of the Ashland Middle School for building renovations and ball field reconstruction.

Filippello Park, Watertown, MA

Performed existing conditions survey of Town Park to facilitate redesign and construction of ball fields, exercise areas, running/walking paths and landscape features.

Fort Sewall, Marblehead, MA

Prepared an existing conditions survey of Marblehead's historic Fort Sewall on Gale's Head. Fort Sewall, originally constructed in 1644 for use in the French and Indian Wars, was enlarged in 1742 to provide defense against French Cruisers and later used in the Revolutionary War. The U.S.S. "Constitution" sought shelter under the Fort's guns when chased by H.MS. "Tenedos" and "Endymion" on April 8, 1814. The fort was also utilized during the War of 1812 and the Civil War. The fort was deeded in 1890 to the inhabitants of Marblehead who resided as Chief Justice of Massachusetts in 1614. The town will utilize the survey in its Master Planning efforts.

Leary Field, Waltham, MA

Performed existing conditions survey of Town Park to facilitate redesign and construction of ball fields, exercise areas, running/walking paths and landscape features.

Hazardous Waste

Boston Gas Facility, Salem, MA

Performed settlement monitoring of the Boston Gas Company liquid natural gas tank and dike containment walls during excavation for the construction of a vertical barrier wall. The site conditions presented unique challenges to the survey team to obtain the required accuracy of 0.005 feet. Field survey was performed by personnel who are OSHA certified to work in environmentally hazardous areas. The vertical barrier wall is being constructed to reduce the amount of contaminated groundwater reaching Collins Cove.

Former Transformer Disposal Site, Lowell, MA

Prepared existing-conditions survey of an environmentally impacted site. The boundary research required an extensive search of the National Park Service Archives of the Proprietors of Locks and Canals and the records of the Lowell and Nashua Railroad. A portion of the Proprietors of Locks and Canal data was archived with the University of Massachusetts at Lowell.

Salem Acres, Salem, MA

Prepared existing conditions survey, interim topography plans and volumetric calculations for the cleanup of a federal "Superfund" site. Project involved monthly monitoring of remediation activities to assure compliance with design plans.

Nynex Facility, Danvers, MA

Coordination with the project environmental engineer in developing and preparing various exhibit and Activity and Use Limitation (A.U.L.) plans for this existing facility.

Henkel Company, Inc., Saugus, MA

Prepared a recordable plan to identify an environmentally impacted area to be restricted and subject to a Notice of Activity and Use Limitation (A.U.L.). The project consisted of five acres of industrial land divided by the Saugus River. Surveying services also included location and elevations of geotechnical wells.

Danvers Manufactured Gas Plant (M.G.P.) Site, Danvers, MA

Performed wetland delineation and existing conditions survey for an apartment building complex that was the site of a former M.G.P. Site involved wetland delineation along the Crane River, a tidal resource area and survey to establish the B&M Railroad right of way.

BioSystems, Haverhill, MA

Furnished site/permitting plans to facilitate DEP site assignment and operations permitting for this proposed 18-acre medical waste transfer facility.

General Electric, Lynn, MA

Performed survey and of plan preparation of D.E.P. activity and use limitation on deactivated manufacturing facility. .

Mabbett & Associates, Dorchester, MA

Establish and document an area to be encumbered with an Activity and Use Limitation. The project consisted of a boundary retracement survey of an automobile dealership and the location of specific areas of the land to be identified in the public record as having limitations for future activities and uses.

Groundwater & Environmental Services, Inc., Danvers, MA

Establish and document an area subject to Activity and Use Limitation. The project involved boundary retracement and existing conditions survey of a gas station. The plan prepared supplied the Client comprehensive locations of the site's boundary, surface features, underground storage tanks and identified the portion of the property having limitations for future activities and use.

Subdivisions

Andrews Farm Affordable Housing, Boxford, MA

Performed survey work for 54 unit detached housing project east of I-95. Conducted soil testing and groundwater monitoring efforts. Approval process included coordination with Planning Board and Conservation Commission in both Boxford and Topsfield.

Townsend Farms Subdivision, Boxford, MA

Performed survey for 120-acre single family subdivisions off Middleton Road. Performed deep soil observation and percolation testing, stormwater management computations and local approval process services. Design included over one mile of roadway, twin 60 inch diameter RCP culvert and fire ponds.

Bayns Hill Subdivision, Boxford, MA

Performed survey for a 14 lot subdivision on Stiles Pond. Hancock prepared a complete set of documents, including plans and stormwater management report for a twelve hundred foot roadway, traversing Bayns Hill. Hancock was responsible for obtaining approvals from Planning Board and Conservation Commission.

Hood Farm I and II, Ipswich, MA

Survey for a 15 and 9 residential lot open space preservation subdivisions. Planned out the subdivision road and lot layout, perced all lots, coordinated with aerial topography subcontractors and designed the complete subdivision. Included in the design of a groundwater infiltration stormwater management area. Hancock was responsible for obtaining approvals from Planning Board, Conservation Commission and Water Commissioners. Of this representation, 100% was done by Hancock personnel.

Ferncroft Heights Subdivision, Middleton, MA

Survey 31 unit residential subdivision. Hancock was responsible for the planning and the design of the roadway, utilities and stormwater management on this difficult site. Due to existing topography, extensive use was made of individual sewage grinder pumps, discharging through a network of force mains into gravity sewer lines. Wetland mitigation was also required and all approvals, including Water Quality Certification and Environmental Notification Form were obtained by Hancock.

Flint Hill, Middleton, MA

Survey for a 13 lot residential subdivision. Design included 900 foot Road, stormwater management system, consisting of a detention pond with an engineered control structure. Additionally, Hancock redesigned existing street alignment in order to improve sight distance and drainage. Hancock represented the project through the entire approval process. Concerns regarding stormwater management and existing street alignment were key issues.

Goodale Farm, Hudson, MA

Performed survey for a 25-acre site development analysis for this 18th Century homestead. Services included wetlands evaluation, ALTA/ACSM Land Title Survey, soil testing and site development study.The house is believed to be the oldest known structure in Hudson (built in 1702), and is listed on both the Massachusetts and National Registers of Historic Places.

Wolff Residence, Harvard, MA

Hancock Associates has provided survey, engineering and landscape architectural services on this unique single-family residence redevelopment site. Our Landscape Architectural division has worked closely with the client throughout the site design process, balancing the clients needs and wishes with practical site design solutions. Our team, along with the project architect and the sitework contractor have collaborated in designing an appropriate setting for a beautiful new home. Existing site features and characteristics such as an apple orchard and multiple stone walls were integrated into the overall site design, resulting in a seamless relationship between new and old.

Performed survey for the field layout of an unconventional residence situated on the Atlantic Ocean. The project required close coordination with the contractor and architect to insure proper layout of complex foundation walls and anchor bolts to insure that the steel beams and columns could be erected without problems.

Performed an 80-acre boundary, aerial control, topographic and wetland location surveys to facilitate the design and environmental permitting for the restoration of an 18th century farm complex.
